Touring the Exterior

Forever Home Full Front ViewRecently we invited you into the forever home of a new construction project for a couple who wanted a new house in their same town. If you missed it, you can see it here.

We’re not done showing you this stunning project. Take a peek at the exterior of this lovely Craftsman style house.

As is typical with Craftsman houses, the second story is built up inside the roof area so it doesn’t feel as tall on the exterior. This also makes for more interesting rooms on the inside where all the ceilings aren’t just flat.

You’ll note all the varying and interesting elements of the exterior which pull together for a composition designed with care. At the front of the house, the varying sized gable roofs provide visual interest and keep it from being boring. And because they all have the same roof pitch, the repeating pattern gives it harmony.

Forever Home Full Rear ViewAt the rear and side of the house, shed dormers pop up to give more head height in bedrooms and bathrooms.

Natural light pours in through the dormers and several sky lights. The long shed dormer over the living room has high clerestory windows which bring sunlight deep into the house. It lights up the second story loft and also the living room below.

The octagon with its fanciful flying frog weather vane is part of the home office. There is so much to love about this project, that we also featured the beautiful home office here.

Throughout the exterior, the Craftsman style detailing is everywhere. There are brackets and big roof overhangs. The lighting, the front door and the garage doors are all characteristic of the style. The front entry porch is a very traditional Craftsman style porch with its stone piers, tapered columns and arched ceiling.

Because this home was designed to be the family gathering place, it needed a good spot for outdoor entertaining as well. And we gave it to them! There’s a very large deck which is partially covered with a pergola for shading. The firepit was a request from the beginning.

Starting From Scratch to Build a Forever Home

Recently a couple approached us to build their forever home – a beautiful and comfortable house they could grow old in. They are empty-nesters who wanted to create a family gathering place to accommodate the whole family. They wanted to remain in their town, near the neighborhood they loved, so they found a house that was in total disrepair and purchased it with the intent to tear it down and start from scratch – a custom-made home built to meet their goals and dreams. Before they tore down the house, we examined the structure and assessed the entire lot. After determining we should not keep the original foundation, we went to work on finding out what they envisioned. The first step is always to have detailed communications with the clients to determine ultimate goals and detailed requests If you remember a previous email of ours, you already had a sneak peek at their large home office, designed so the owner was able to conduct business without leaving the comfort of home. You can see it here. It’s the kind of office we all dream of having, including a roof deck and a wet bar.

Let’s Take A Tour

As a house they were to age in, they wanted the master suite on the first floor. It includes a roomy walk-in closet and a master bath with a large roll-in (zero threshold) shower. view of loft from bedrooms       The house has a very open floor plan with a second floor loft overlooking the first floor (see above and below). Within the open floor plan, we created distinct areas. There are entertaining areas with the kitchen flowing into the living room and then into the eating areas. When you’re in the living room, the center of the house, you can look up and see the loft which has a high ceiling. The ceiling of the living room is high and then soars up to the ceiling of the loft. The dining room has a flat ceiling because there’s a second floor over it, but it opens to the living room which has a high ceiling. The kitchen is under the loft but open to the living room. The work area has an island with seating and the other side is the living room which is open with a view of the loft. A sun room is brightened by a cathedral ceiling with skylight. A welcoming layout, the spaces open to each other. dormer over living room As we move up to the second floor loft, we designed it to overlook the living room and have a sitting area space. Down the hall there are 2 more bedrooms and a full bath for when their families come stay with them. The second floor has no boxy rooms. All the ceilings are sloped and have interesting angles. Even the guest bedroom is not just a rectangular room. The loft area is on 2 sides of the living room with railings to overlook it. One side of the loft is the sitting room and the other side is the hallway that leads to the bedrooms. living room with dining room beyon and loft above        looking down at living room from loft The lovely finished basement is sizable and features high ceilings, a full bath, and a large tv area. It includes a room that is a guest bedroom / craft room. While located in the basement, it is a legal bedroom with a full egress window with a window well. guest bedroom / craft room This design was very complex and required a really good builder to pull it off. The construction could have gone wrong easily but was handled expertly and smoothly collaboratively with a great team: the owner, the builder (Eaglesite Management), the architect (us!) and the interior designer (Eve Kinne). WFH: Is This Your COVID Office Or Your New Business Location?

Whether you plan on working from home for a few months or for the foreseeable future, take the planning of your home office seriously – it has a direct impact on your emotional wellbeing. The mental health benefits of a well-planned work from home situation was always important before COVID, but it’s even more so if you’ve been newly obliged to “transfer” to a home office situation. And – in addition to improving your emotional wellbeing on a daily basis, your smartly planned workspace can increase your productivity.

What To Consider When Planning Where In Your House To Work

For your productivity and ability to focus and get work done, it’s best if you have a separate, designated space so that even if you’re wearing your PJ’s, your brain knows, “when I’m here, I’m working”. It’s also clearly easier for others in the family to understand that when you go to your designated space, you have “gone to work”.

Where can you set up a workspace? We’ve worked on projects where WFH was set up in a portion of a basement, a spare bedroom, a room over the garage or a separate suite added on as part of a planned renovation.

Your WFH space doesn’t have to be an entire room, yet you should be mindful of needing to close a door when making business phone calls or participating in zoom meetings. It can be in a room where your designated space is divided from the other areas of the room with furniture, especially if you don’t need specific acoustics (i.e. you don’t need quiet for phone or video meetings).

And most importantly, take the activities and lifestyle of your family members into account! Who else might be working from home? Who may be floating in and out and across your work area? It’s a tough situation to explain to small children and pets when there is no separate room with a door.

Office space over garageImportant practical tips to ponder when relocating your work to your home:

  • It’s optimal to have a door leading to the outside from your work space so that visiting clients and team members don’t have to go through your whole house.
  • Some towns have rules about parking at your home, how many employees you can have in the home, and the number of delivery vehicles pulling in and out of your property.
  • Many towns have strict rules about signage for your company and how much square footage of your home can be dedicated to your business.

Let the Sunshine In

Daylight gives you an increased sense of well-being. Your work space must be well lit, preferably with windows allowing you to view your yard, garden or other natural beauty; so even though you’re indoors, you retain a connection to the outdoors. Skylights are also great at providing natural daylight. If windows facing nature are not possible, bring in artificial lighting that can approximate natural light. Don’t forget the need for and placement of task lighting.

Plants add natural beauty, and brighten up the room with color and living energy.

Little known fact:

They clean the air and are nature’s noise filters.

Working in an environment with plants promotes calm, soothes us and provides a natural de-stressing agent.

Uncluttered and Tidy

It’s no surprise: cluttered workspaces lead to anxiety. Typically piles and messes are all around you because you “just don’t know where to put it, so I’ll leave it here for now”. It’s tough to put it away when you don’t know where exactly “away” is. Tackle all the “stuff” in your workspace by assigning a home for every little thing and make it a point to send it back home when you’re done with it. We’re already in a tense situation and we don’t need a mess to add to stress.

Say Goodbye To Your Home with Love & Honor

Are you having a hard time parting with your first, or childhood home, when it really is time to move on and say goodbye?

Some folks are reticent to sell the large family house even when there’s no need to keep and maintain a large home any more. When our own childhood home sold recently, we felt the full impact of the emotion behind saying goodbye. You may remember that we featured our house in past campaigns, and how the whole family pitched in to make it special. And now that it sold, we gave it a proper sendoff by creating a simple video tour of the whole house and grounds – just for our own family, especially for those living out of state now.

If you find it difficult to face the fact that it’s time to sell the family house, it’s a great help to let it go with pride and make your own video tour, to keep that piece of history in the family. If we get emotional about letting it go, we can always watch the video and “walk through” the house one more time.

A question we’re asked often is how to prepare to sell the old family home “do we fix it up … or do we sell as is”?

Our family decided that fixing it up to some extent would help honor the family legacy. If we hadn’t fixed it up we would not have been able to show it with pride. This way, we could be gratified to show our childhood home, while helping with the resale value, and saying goodbye. It is interesting to note that fixing it up allowed us to become more emotionally ready to let it go.

What Does “Fixing It Up” Entail?

This doesn’t mean we spend tens of thousands on new kitchens and bathrooms. Stick to the basics and let the new homeowners decide what they want to do beyond that, to make it theirs.

Here’s What To Spend Your Time and Money On

  • Rip out old carpeting
  • Paint all the walls
  • Refinish the hard wood floors unless they’re in excellent shape.
  • Hire a professional company to deep clean it
  • Stage it – leave it looking like “a magazine cover”.

When it comes to considering to go further than this on updates, you’ll want to assess the current condition: Is it in disrepair or just old-fashioned? If the “updates” are for style and cosmetics, then you could skip it, as you can’t predict the new buyer’s preferred style. And quite frankly you can’t get 100% of your investment back. What is in disrepair must be fixed to uphold the true value of the home.

If it’s time to let go of your old family home, please know that we fully appreciate how emotional it all is and we would be honored to help you through the process. Do take photos of favorite spots and video a little tour you can share with the extended family. “Make it look nice” like you know mom would have liked to leave it, to pay tribute to your family and what the house meant to all of you.

Creating a Dream Home Office

Hello from Hope and Faith! We sincerely hope that you and your families are healthy and safe. With all of us spending more time at home than we ever imagined, we thought it would be appropriate to showcase the lovely home office of a recent new construction project.

If you recall, we teased you with a single exterior photo of this home office a few weeks ago. Now we’ll tell you a bit more about it.

They say “your thoughts become your reality”. And working with us, we can make it happen! At our initial design meeting, when it came to discussing the design of his home office, “I just need enough room for a couch and a desk” was what the homeowner said.

Soon our client realized that as long as the whole house was new, he could ask for more!

During our design consultation, we listened to the homeowner describe what features were important for his new home office. We asked lots of questions, took his ideas into consideration, and made creative suggestions.

The owner typically works long hours, so he wanted a bright area with a lot of natural light, and for his office to be an awesome space to spend his time in.

He wanted an area for relaxation so he could take occasional breaks. The octagonal design of the sitting area evolved naturally with the process of designing the whole house and he totally loves it.

The client also wanted his office, located on the second floor, to have doors opening to an outdoor balcony. He wanted his office guests to be comfortable, so he requested a powder room and a coffee area in close proximity to his office. These facilities are accessible from the loft area nearby, as well as from the office.

This new home office is a spacious, light filled room with
cathedral ceiling, skylights and large windows.

In addition to the work section, there is plenty of room for a comfortable space with a couch.

The home office is down the hall from a large loft area overlooking the living room. The owner can choose to close the office door for more privacy and quiet, to eliminate the house sounds or leave it open to feel connected.

Attached to the office is an octagonal sitting area and an outdoor balcony, both facing south and overlooking the backyard.
