Dark and Dreary to Sunny and Cheery

We worked with homeowners recently who saw potential in the house they had purchased just a few years ago. It was a late 1950’s split level which needed renovation of the interior areas to meet the owner’s 2019 lifestyle. We’re going to walk you through part one of the project now, and we’ll save part two for the next email, so stay tuned.

Part One – Let The Sunshine In!

As is often the case with 1950’s split level homes, at the garage level, there was a family room with a small bathroom/laundry. This bottom level was a dreary place, even though the paneling had previously been painted. There was one small window which did not let in enough sunshine to brighten the area. While there was access from the family room to the outside, the bathroom/laundry was located where windows could have let the natural light in. And the bathroom facilities were actually located in the laundry room itself.

Out went the paneling, and in went real walls painted in a color that helped increase the feeling of light. We opened up the space by relocating the bathroom/laundry, and in its place, brought in a big sliding glass door leading to the outside patio. We designed built-ins which are fun and functional, one of them being a bar, which is now an inviting area to entertain guests or just enjoy by yourself.

The flow is light and airy now: you can walk through the family room and get to the brand new powder room, newly relocated to the back of the garage, which was shortened.

Transform Your House, Transform Your Life

What happens when you live in a “nice” house? No huge problems, but no wow factor, either. When you come home at the end of the day, you can’t rejoice, “I love my house!”

We transformed a “nice” house into a “wow” house without adding to the footprint of the building . Working with the family, we figured out what the issues and problems were.

The first floor contained 2 of the 3 bedrooms, but this area was laid out in a “choppy” maze. Also, the front entry foyer was not only non-descript, there wasn’t much room for visitors to gather when they entered. This cramped entry wouldn’t allow for you to admire the home’s lovely circular grand staircase until after you walked through a tiny hallway.

By adding dormers and finishing what had been an attic, we were able to move the 2 bedrooms from the first to the second floor, where the master was already located. Then we were able to open up the first floor area where the bedrooms used to be and use that space for a family/game room.
We reconfigured the small, non-descript front entry foyer.

Now the homeowners have that wow factor and their guests have a place to “be” when they walk in. In the area in front of the staircase, we changed the walls to create an octagonal space with a new octagonal pattern design in the wood flooring. Anyone who walks in now has enough space to step inside a comfortably sized area and appreciate the staircase.

With our design, we enhanced the curb appeal while keeping the charm of an older house. We maintained and copied the attractive details, trim and overhangs of the home and then reconfigured the roof by adding larger dormers for more pop (and more room).

While we didn’t change the design of the main roof it now has more of a wow factor.

We also reconfigured the windows, most notably changing the window configuration of the wall you see when you approach the house.

Is your home just “nice”? Sometimes, it’s about taking the things that were already special and finding creative ways to accentuate them.  It’s also advantageous to rework a poor layout so that you have a better use of the space.

We’re all about making our clients’ lives happy and giving them a transformation so they can have the experience of truly loving and enjoying their house. So we were thrilled later when the homeowner said:

“What an improvement this has made to our quality of life!”

All in the Family

It’s typically not until you become an adult that you look back with appreciation on all that your parents have done to raise you in loving security and happiness. And if you’re a large family, that recognition is even more intense. Do you present your parents with flowers? A dinner out? A gift certificate?

When it came to saying ‘thank you’, we decided to “go big” when we approached adulthood as young architects in the 1980’s. We skipped the gift card and flowers, and instead, we renovated and added to our parents’ home and recruited all our siblings as workers. Yes, this construction project was designed AND built by Hope and Faith (and a supporting cast of Zimmermans and in-laws).

While Faith was the primary back hoe operator, everyone pitched in with building the foundation and the framing, doing the wiring, plumbing, and all the finish work. It’s important to note here that we didn’t waste time with guess work – we researched and learned beyond our architectural degrees – for example, to design the lighting we took a lighting class to understand what was possible and how to get it done.

This project gave us wonderful experience as new architects to see firsthand what the lines on the paper actually mean in the field.

Here was the challenge: the social space of the house was too small for our expanding extended family. We had 7 kids growing up in our family home. Even as the “kids” became adults, our large, close-knit family continued to get together on a regular basis. Although we grew up and moved out, married and had children, we would all come right back to the nest to celebrate all the birthdays and holidays.

Our family of 9 had expanded to 16 and then with grandkids quickly jumped to 27 (and that was without including any of the “extras” who often joined us). So it was getting tough to get all those people crammed into the modest-sized living room / dining room space in that home. It was a split level whose bedroom area had been previously expanded; so while the overall house size was not an issue, we couldn’t pull the bedroom space into the kitchen for an expansion.

The Truth Was…

The truth was that mom hated the 1950’s split level style of the house. She dreamed of a more contemporary house. Although Mom and Dad loved the neighborhood, they would go out searching for a more desirable house but couldn’t find the right house on the right property in right neighborhood.

The goal was not just to improve the functionality, but to totally transform the look and feel of the house to the contemporary beauty of her dreams.
While Mom deserved the best, she didn’t have a clear vision of what she wanted, just a general, vague idea. So the Zimmerman family worked on the design together. And while inside it’s still a split-level, it now has that contemporary feel, both inside and out, that Mom always wanted.

At this point, that renovation is now 30 years old! Now the “new” kitchen is dated. What would we do today? If we decided to put on our hard hats again, we would open up the kitchen to the dining room so that it could feel more spacious.

A Tale of Two Closets, Part 2

We’re going to continue our “Tale of Two Closets”, showing you how we can transform your storage dilemma into a functional and beautiful closet worthy of a magazine cover. Part 1 of the tale featured a new closet that was part of a master bedroom renovation project. Part 2 is so grand, it needed its own showcase. We are willing to bet that you would LOVE to have this in your home!

The Master Bedroom Addition

Clothing, accessories, and all sorts of personal belongings. If only you had a closet that was large enough to fit it all comfortably, beautifully, and well-organized. Our homeowner traveled frequently for business and needed to have her wardrobe and accessories stored neatly and carefully. She had her belongings here, there, and everywhere, and dreamed of one place to store it all, so that it was as easily accessible as it was beautiful. And that’s exactly what we created for her.

With insufficient room in the existing structure, we created an addition over the 2 car garage. The entire project was specifically for this addition, which was as large as the garage below it. It is a single room; essentially a multi-functional walk-in closet.

This stunning new “closet” contains dedicated areas for dressing, make-up, and ironing. When you’re ready to iron your clothing, you open the cabinet, and the ironing board tilts down and turns around. There are laundry hampers for each person which tilt out, and it features a whole wall of shoe storage.

As you can see, the room is light, bright, and airy with a cathedral ceiling, a high accent window and 4 dormers with window seats.

The cabinets are equipped with doors so that all the belongings are neatly tucked away. Subtle, spa like colors are enhanced by the creative lighting fixtures and artwork.

Whether you have a large ornate closet or something simple, it’s all about optimizing your space, and building what you can afford.

A Tale of Two Closets, Part 1

Yep, we can even transform your storage dilemma into a functional and beautiful closet worthy of a magazine cover. Part 1 of the tale begins here. The Master Bedroom Renovation

How often are you struggling to get at something deep or high in your closet that is impossible to reach? You drag out the chair or the step stool to grab what you need. In our story, the homeowner fell off the step stool and broke her arm in the process of trying to access something in her closet. That was the last straw!

We were brought in to renovate the entire master suite. For the project, we utilized Aging in Place principles – enabling you to enjoy a comfortable daily function of your home. No need to rely on step stools for simple tasks. As part of this project, the closet was expanded and then reconfigured to completely maximize the space. The carefully designed new closet takes into account the function and daily use of all the pieces of the closet.

Very often, closets have hanging rods with shelves above. These are too high to be comfortably reachable. For these homeowners, we designed the closet to have everything accessible, within easy reach. We used a three-tiered system. There are lower rods with shelves above, putting them at an easily reachable intermediate height. Then above that are higher rods that you can easily pull down. This brings the “hard to reach” upper portion of the closet down to a comfortable height.

Throughout the closet, there is a well-designed place for everything. This includes custom shoe storage, a pull-out tie rack, and an area to sort laundry right in your closet.

Originally, the master suite was quite large but not very functional. It was poorly laid out and the space was not proportionally distributed. The closet was considered “ok” but it was a bit small for the whole master suite. But more than its size, the layout was poor, so the closet didn’t function well. The master suite featured a large, spacious bathroom with a tiny shower stall. The homeowners yearned for increased functionality throughout this space.

And that’s what we delivered – there are now 2 levels of rods to hang clothing. And access to the upper rods is comfortable and easy with a simple pull.

We believe that a home transformation must include both increased functionality and beautiful design. And we can all definitely do without mishaps from awkward and poorly designed storage!

The “Not So Big” Addition

There is an assumption in most people’s minds that an addition to a house must be a substantial size to be worthwhile. In the following story, we’ll show you how a “not so big” addition transformed a family’s life as well as their house.

Mom, Dad, Son and Daughter were cozy in their 2-bedroom home when the children were babies and toddlers. But when children get to a certain age, it’s natural for a boy and girl to each want their own space and privacy. The property itself was a small lot, and the budget was modest to match.

We worked closely with the family, and took the time to understand their needs, wants, and lifestyle. We considered the property’s physical constraints. And we confidently proceeded to design an addition that was only 70 square feet! It expanded both their first and second floors.

Now here’s the tricky part: the addition wasn’t a large enough space to be a bedroom on its own. But during our in-home Design Consultation, we perceived that the hallway had some underutilized space. In a little house, you need to make the most of every inch, so wasted space is not allowed. Upstairs, we borrowed that space for the extra bedroom. Downstairs we now had enough room to bump out the living room so that the family had some extra relaxation space.

With a little creativity and ingenuity, we also added a small deck on the first floor, just off the living room. Adding the deck, even at only 7′ x 10′, made a big difference in their ability to use a new area for fun and entertaining. The deck was over the driveway, a full story above grade. Our clients often can’t envision all of the possibilities that we see, so this family never considered adding a deck.

Other small changes that made a huge difference – we relocated the boiler and relocated the chimney that had been in the corner before the addition. Once the addition was created, the chimney would have been in the middle: awkward and taking up a lot of space.

Their small space underwent a big transformation without modifying the whole house, just the immediate space adjacent to the addition. The family was not displaced, so life went on as usual during the 3 months of construction.

Do we need to tell you that the kids were thrilled to each have their own bedroom? And Mom and Dad were excited for their children to have their own space and privacy. They were amazed at how that tiny addition totally transformed their house and their lives!

Sometimes a tiny lot seems so constrictive and you are certain that there’s nothing that can be done to extend your living space. If they had never called us for that first Design Consultation, they would have missed out on the better life that their transformed, more spacious home allows.
